Short Sales in Northern Virginia

We’re starting to see a lot more short sales in Northern Virginia, but it’s really more than that.  You will also notice short sales in Northern Virginia as a whole.  This includes short sales in Maryland and Washington DC as well.For those buyers out there, every time you hear that a home is a short sale, you want to cringe and run away from it.  Well that has been the case for the past year or so, but not so much recently.  Banks are realizing that the loss from a short sale is significantly less than a home going to foreclosure.

Why are we seeing a lot more short sales in Northern Virginia? The main reason for this is the peak of the real estate market in 2005.  People were purchasing homes faster than the builders could build them.  Most of the mortgages that homeowners chose were ARM’s(adjustable rate mortgages).  These mortgages either adjusted in 3 years which we started to see in 2008 or in most cases what we’re seeing right now which is 5 years.  Mortgage payments adjust to as much as $1,000 more each month. Thus, making it unbearable for homeowners to keep making their payments.

This is causing homeowners to walk away and go to foreclosure.  The foreclosures in Arlington, Virginia and the Washington DC Metro area are bringing down home prices.  Troubled borrowers are so scared and don’t realize that there is help out there.  Short sale help is available in Northern Virginia. It is a reasonable option when a loan modification is out of the question.  There are companies out there that specialize in short sales. There is no reason for homeowners to be ashamed or discouraged from asking for help with a short sale in Northern Virginia. These are tough times for the economy.  You have to take a step back and think about what is best for the well being of yourself and family.
