The majority, if not all of the comparable homes should be within your neighborhood or no further than a mile from your home. Another good indicator is to check out the comparable homes that are currently active on the market. However, pay attention to the days on market and be aware that homes may be overpriced which is why they haven’t sold.

Specific things to consider when pricing your home are: the size of your home and square footage, age of your home, number of bedrooms and bathrooms, garage spaces, the construction of the home, lot size, HOA and condo fees, school district, location, property taxes, and any recent upgrades or renovations.

Once you have put together a list of features that separate your home from the rest, you’ll begin to have an idea of how much to price your home. If you’re in a hurry to sell your home, pricing it 4 – 8% below the comparable average will get it sold quickly and may generate multiple offers. If you think you can sell your home for more than the average comparable home, be prepared to wait a while for the right buyer.

The last thing you need consider is the short sale and foreclosure inventory in your local market. Risky loans taken out in previous years are creating a glut of short sale properties and foreclosure homes. Ask your Realtor if any short sale or foreclosure listings will affect your home sale. If there are many of these properties in your immediate area, you may have to wait until they sell or be prepared to compete with them.
